Nepremičnina predstavlja poslovni del stavbe –dvorana za rekreacijo na naslovu Vipavska cesta 4J v Ajdovščini.
V GURS je stavba evidentirana pod št. 1275 in leži na parceli št. 1296/21 k.o. 2392 Ajdovščina. Gradbeno dovoljenje za prvotno zgradbo je bilo pridobljeno leta 1999. Prostori so v dobrem stanju in vzdrževani, primerni letnici izgradnje. Parkiranje je skladno s pogodbo o medsebojnih razmerjih omogočeno pred objektom. Dostop do javno dostopnih površin - do glavne ceste ID parcela 2392 1718, je urejen preko parcel št. 21737/3, 2392 1296/34 in 1296/32, vse k.o. 2392 Ajdovščina, v lasti različnih pravnih in fizičnih oseb. Med drugim ima lastniški delež ceste tudi Občina Ajdovščina. Služnosti dostopa v korist predmetne nepremičnine ni vknjižena.
Dvorana za rekreacijo je običajne višine, enake kot ostali prostori v pritličju in ima okna oziroma naravno osvetlitev tako, da bi se jo lahko načeloma uporabilo tudi za drug namen uporabe. Nepremičnina ima gradbeno, ne pa tudi uporabno dovoljenje. Za del stavbe 36 je bilo pridobljeno Gradbeno dovoljenje št. 272/2010-9-P za rekonstrukcijo in spremembo namembnosti zahodnega dela pritličja večstanovanjske stavbe (CC-Si 11221) na zemljišču s parc. št. 1296/1 k.o. Ajdovščina v dvorano za rekreacijo, ki ga je dne 13.8.2010 izdala UE Ajdovščina. Z Odločbo št. 351-202/2012-4-P, je dne 31. 5. 2012 UE Ajdovščina zavrnila zahtevo za izdajo uporabnega dovoljenja manj zahtevnemu objektu – dvorani za rekreacijo (CC-Si 12610), v sklopu večstanovanjske stavbe CC-Si 11211 na zemljišču s parc. št. 1296/1 k.o. Ajdovščina. Uporabno dovoljenje je bilo zavrnjeno zaradi neustrezne dokumentacije, ki naj ne bi bila izdelana skladno z zakonodajo.
Cena najema: 8,50 EUR brez pripadajočega davka. Nepremičnina je trenutno zasedena z najemnikom.

Prodajalec bo končno ponujeno neto ceno nepremičnin, ki so obdavčene z DPN, sam pa jih je pridobil v sistemu DDV, povišal za popravek odbitka vstopnega DDV, ki bo nastal ob realizaciji prodaje izven sistema DDV tistim kupcem, ki nimajo pravice do odbitka celotnega vstopnega DDV, v skladu s 45. členom ZDDV-1.

The building is registered in GURS under no. 1275 and is located on plot no. 1296/21 k.o. 2392 Ajdovščina. The building permit for the original building was obtained in 1999. Access to publicly accessible areas - to the main road, plot ID 2392 1718, is arranged via plot no. 21737/3, 2392 1296/34 and 1296/32, all no. 2392 Ajdovščina, owned by various legal and natural persons. With Decision no. 351-202/2012-4-P, on 31 May 2012 UE Ajdovščina rejected the request to issue a use permit to a less demanding facility - a recreation hall (CC-Si 12610), within the multi-apartment building CC-Si 11211 on land with park no. 1296/1 k.o. Ajdovščina. The use permit was refused due to inadequate documentation, which was allegedly not produced in accordance with the legislation.
Rental price: EUR 8.50 excluding applicable tax. The property is currently occupied by a tenant.
