- Starejša stanovanjska hiša je od centra mesta Ljutomer oddaljena le 100 metrov. Blizu so zelene površine mestnega obrobja, reka Ščavnica ter velik in poznan športni park.

Prodajalec bo končno ponujeno neto ceno nepremičnin, ki so obdavčene z DPN, sam pa jih je pridobil v sistemu DDV, povišal za popravek odbitka vstopnega DDV, ki bo nastal ob realizaciji prodaje izven sistema DDV tistim kupcem, ki nimajo pravice do odbitka celotnega vstopnega DDV, v skladu s 45. členom ZDDV-1.
Partially renovated house in the heart of the Prlekija region
- The older house is just 100 meters away from the Ljutomer town center. Located nearby are lush greenery, the river Ščavnica, and a large, popular sports park.
- The house was built in 1948. The roofing was renovated in 2001, and the facade was renovated in 2003. The ground floor houses a kitchen and living area, while the sleeping area is in the upstairs loft area. The interiors are in need of renovation.

The city is known for having hosted the first Slovenian Tabor assembly (1868) and for its hundred-year tradition of harness racing. In the broader Ljutomer area, you can relax in the Mala Nedelja biothermal spa or visit one of the many renowned wine producers along the Jeruzalem wine route.
