Na mirni lokaciji v Kašlju v Ljubljani prodamo hišo s prizidkom (v obliki dvojčka), kjer je bila prvotna hiša zgrajena leta 1972, prizidek pa v letih 1993/1994, in sicer v izmeri 200,8 m2. Hiša in prizidek stojita na zemljišču velikosti 339 m2, pri čemer se prizidek stika s sosednjim prizidkom. Hiša obsega cca. 130 m2 (cca. 65 m2 na etažo) in prizidek cca. 70 m2 (cca. 35 m2 na etažo). Vsaka enota ima svoj ločen vhod.

Razporeditev prostorov hiše:

- Polklet: kurilnica, delavnica, spalnica za goste.
- Visoko pritličje: vhodna veža, kuhinja z jedilnico in dnevno sobo z izhodom na balkon, spalnica (tudi izhod na balkon), otroška soba, kopalnica.

Razporeditev prostorov prizidka:

- Pritičje: dnevna soba s kuhinjo in izhodom na vrt, kopalnica.
- Nadstropje: 2 spalnici, balkon.

Hiša je montažna, prizidek pa zidan. V letu 2000 se je na hiši obnovila fasada (dodano 5 cm izolacije). V letu 2006 se je obnovila notranjost hiše (predvsem zgornjega bivalnega dela; parketi, nova okna, streha, kuhinja, kopalnica, ...).

Ogrevanje je centralno na mestni plin. Hiša in prizidek imata enoten sistem ogrevanja, elektrika in voda pa sta ločena.

Gradbena dokumentacija za prizidek še ni urejena. Mogoča je legalizacija ali vzpostavitev originalnega stanja. Lastništvo v ZK je urejeno. Mogoč je takojšen prevzem. Prodaja se v večini opremljeno oz. po dogovoru. Lokacija je izredno mirna, v okolici so zgolj stanovanjske hiše. OŠ in LPP postaja je oddaljena cca. 10 min peš.

Cena je okvirna in še stvar dogovora.

Prodajalec oz. lastnik nepremičnine pogojuje plačilo provizije posredovanja v višini 4 % + ddv na način, da kupec plača polovico omenjene obveznosti oziroma 2% + ddv od pogodbeno dogovorjene cene.

In a quiet location in Kaselj in Ljubljana, we are selling a house with an extension (in the form of a twin), where the original house was built in 1972 and an extension in the years 1993/1994, measuring 200.8 m2. The house and the extension are on the land of 339 m2, with an extension of contact with the adjacent extension. The house comprises approx. 130 m2 (approx. 65 m2 on the floor) and an extension of approx. 70 m2 (approx 35 m2 on the floor). Each unit has its own separated entrance.

Lay out of the house:

- Half basement: boiler room, workshop, guest room.
- High ground floor: entrance hall, kitchen with dining room and living room with exit to the balcony, bedroom (also exit to the balcony), children's room, bathroom.

Lay out of the extension:

- Ground floor: living room with kitchen and exit to the garden, bathroom.
- First floor: 2 bedrooms, balcony.

The house is prefabricated and the extension is masonry. In 2000, the façade was restored on the house (5 cm insulation added). In 2006, the interior of the house (especially the upper living part) was restored.

Heating is central to urban gas. The house and the extension have a single system of heating, while electricity and water are separated.

Construction documentation for the extension is not yet regulated. It is possible to legalize or restore to the original state. Ownership in the land register is regulated. It's possible to take over immediately. It is selling mostly equipped or by agreement. The location is extremely quiet, and there are only residential houses in the area. Elementary school and BUSstation is approx. 10 min on foot.

The seller or the property owner makes a payment of a mediation fee of 4% + ddv conditional on the payment of half of the said obligation or 2% + VAT from the contractually agreed price by the buyer.

Das Haus ist vorgefertigt und die Erweiterung ist Mauerwerk. Im Jahr 2000 wurde die Fassade auf dem Haus restauriert (5 cm Isolierung hinzugefügt). Im Jahr 2006 wurde das Innere des Hauses (vor allem der obere Wohnteil) restauriert.

Heizung ist zentral für städtisches Gas. Das Haus und die Erweiterung haben ein einziges Heizsystem, während Strom und Wasser getrennt sind.

Baudokumentation für die Erweiterung ist noch nicht geregelt. Es ist möglich, den ursprünglichen Zustand zu legalisieren oder wiederherzustellen. Der Besitz in Großbritannien ist geregelt. Es ist möglich, sofort zu übernehmen. Der Verkauf ist meist ausgerüstet oder. nach Vereinbarung Die Lage ist sehr ruhig und es gibt nur Wohnhäuser in der Gegend.
