DRUŽINSKA VILA V BAŠANIJI V SAVUDRIJI

Čudovita lokacija - 100 metrov od obale ob starem kamnitem svetilniku
Vila se nahaja 120 metrov stran od morske obale, v naselju Bašanija v Savudriji. Naselje je mirno, z mnogo zelenja in urejeno komunalno infrastrukturo. V neposredni bližini vile je raznolika gostinska ponudba, kamp, golfišče ter kilometri razgibane obale s čistim jadranskim morjem. Bašanija je dobro povezana z ostalimi istrskimi mesti in vasicami, do Slovenije je le 15 kilometrov.

Veliko zasebnosti z vsem potrebnim udobjem
Vila je bila zgrajena leta 2007 v naselju dvojčkov in še ni bila vseljena. Priključena je na elektro in vodovodno omrežje.
Izdelana je kot ločena stanovanjska enota z zasebnim vhodom. Od drugih vil jo ločuje nižji kamniti zid ali naravna meja (lovorikovci, sivka, palma, mediteransko grmičevje). 
Vila se nahaja v naselju zaprtega tipa. Okoli celotnega naselja je ograja z dvema vhodoma. Ob vstopu v naselje je nameščena zapornica. Dovoz in cestišče v naselju sta asfaltirana, izdelana je ulična razsvetljava.

Klasična gradnja v harmoniji z istrskim okoljem
Objekt je klasične gradnje. Izdelan je iz naravnih materialov, ki sodijo v istrsko okolje in prispevajo k prijetni bivalni klimi. Tlaki v dnevnih in spalnih prostorih so parket, v ostalih prostorih je po tleh položena keramika, podesti ter stopnišča so obloženi z naravnim kamnom. Okna so zastekljena s termoizolacijskim steklom. Vsaka vila ima domofonsko napravo.
Vila ima svoj vrt s trato in raznolikim grmičastim ali drevesnim mediteranskim rastjem, ki ustvarja senco in zasebnost.

Vila ima sodobno in zračno notranjo ureditev

  • V kletnih prostorih se nahajajo prostori za bar, vinoteko, fitnes, savno, shrambo, kopalnico ter jacuzzi. Kletni prostori so poleti prijetno hladni. Pozimi pa jih bi bilo možno greti s kaminom, ki se lahko postavi, saj imajo vse hiše dimnik.
  • V pritličju se nahajajo kuhinja, jedilnica, spalni prostor, dve kopalnici in dnevna soba z večjo pokrito teraso, pred katero se razprostira zelenica.
  • Nadstropje obsega dve spalnici s pokritima balkonoma in dve kopalnici.
  • Parkirišče za dve vozili je urejeno pred  vilo.

Savudrija – mestece z bogato zgodovino
Savudrija je najsevernejše mesto na hrvaški obali. V rimskih časih je bila pomembno pristanišče. Znana je po najstarejšem aktivnem svetilniku v Jadranu, po dvigalih za čolne, edinstvenih konstrukcijah, ki zaščitijo barke v času nevihte, ter ljubki kapelici Svetega Ivana iz 11. stoletja. Savudrija ponuja številne možnosti za aktivno preživljanje prostega časa: kolesarjenje po urejenih cestah, golf, sprehode in tek ob obali ali v notranjosti, jadranje, deskanje, ribolov. Širše območje vabi z raznoliko in hitro razvijajočo se gastronomsko ponudbo, kulturnimi in razvedrilnimi dogodki, predvsem pa z umirjenim mediteranskim temperamentom in podnebjem, ki umiri telo in duha. Excellent location - just 100 meters from the beach
Villa is located just a little over 100 meters from the sea, in Bašanija, Savudrija. It is a quiet settlement with lush greenery and all the necessary public infrastructure. Located nearby is a diverse choice of restaurants, camping grounds, a golf course and kilometers of beautiful Istrian coastline. Bašanija is well-connected to other Istrian towns and villages, just 15 kilometers away from the Slovenian border.

Peaceful comfort built with privacy in mind
Villa was built in 2005 and have not been occupied yet. It is connected to the electrical and water supply grid.
All 12 villas are built as two-apartment units with individual units separated and with their own private entrances. The villas are separated by low-built stone walls or shrubbery (laurel, lavender, palm trees, Mediterranean shrubbery).
The twelve-villa complex is built as a gated community. The entire area is surrounded by a fence with two entrances. An entry gate is located at the entrance. The driveway and road surfaces in the complex are paved, and street lighting is installed

Classic materials in harmony with the environment
Villa is constructed with traditional building methods, using authentic natural materials from Istria, creating a pleasant local ambient. The living area and sleeping quarters have wood floors, while other rooms have tile floors, with landings and staircases lined with natural stone. The windows are made of thermo-glass. All villas have an intercom.
Villa has its own garden with a lawn and varied Mediterranean vegetation, which provides shade and privacy.

Villa has a basement, ground floor, and one upper floor.

  • In the basement are a bar area, wine cellar, gym, sauna, pantry, bathroom, and jacuzzi. The basement area is pleasantly cool during summer months. In the winter, it can be heated with a fireplace, which can be installed due to the fact that all villas are equipped with a chimney.
  • The ground floor hosts a kitchen, dining area, a bedroom, two bathrooms and a living area, with a large covered terrace overlooking a lush green lawn.
  • The upper floor hosts two bedrooms with covered balconies, and two bathrooms.
  • A parking space for two vehicles is available in front of each villa.


Savudrija – a quiet town with a rich history
Savudria is Croatia’s northernmost coastal town. It served as an important port in Roman times. It is known for its oldest active lighthouse in the Adriatic, its boatlifts, unique structures designed to protect boats during thunderstorms, and its quaint 11th century St. John’s Chapel. Savudrija offers numerous options for an active lifestyle: cycling trails, golfing, promenades and running trails running along the sea or inland, sailing, surfing, fishing and other water sports.
