This property is located in Lahonci in the heart of a major wine growing region in the North East of Slovenia. The plot of land is located on top of a vineyard hill with the land stretching down into the valley. The upper part of the plot has planning permission for building on about 350 sq m. The remainder is registered as agricultural land and is approximately 4.715 sq m. The sunny building plot part is level and there is already a small wine cellar connected to mains water and electricity.  Fibre optic Internet cable runs along the plot. Access is by local authority maintained asphalt road which bears very little traffic so the location is quiet. Local planning laws allow for the construction of a residential house as well as suitable associated outbuildings. The land is suitable for the growing of vines and a new vineyard may be planted. An orchard or soft fruit growing is also possible. In accordance with local planning laws a 30 day notice has to be posted with the local authority for permission to purchase and to allow local farmers the chance to buy should they wish – which they won't want to do.  It's just an administrative “thing”. The seller will pay the estate agent's commission together with the relevant taxes. The buyer will have to pay the lawyer's fee and the Notaries costs for the creation of the deeds. Это просто административная «вещь». Продавец оплатит комиссию агента по недвижимости вместе с соответствующими налогами. Покупатель должен будет оплатить нотариальные расходы за оформление документов, и юридиеские (ели возникнет необходимоть).
