ZIDAN VIKEND V NARAVI, ENOSTAVNO DOSTOPEN, POTREBEN DELNE OBNOVE, ZARADI VELIKE PARCELE JE MOŽNOST SAMOOSKRBE

V zelenem okolju Svečine prodamo bivalni zidani vikend, ki je bil zgrajen leta 1995. Vikend je oddaljen 8 minut (5,4 km) od Zgornje Kungote in 25 minut (18 km) od Maribora. Do prve trgovine je 1 km.

Zemljišče se rahlo položno spušča po zelo blagem hribu, tako da je počitniška hišica na vrhu parcele, ob gozdu, in je na sončni legi.

Stanovanjske površine je 96,6 m2, od tega je 28,30 m2 kleti in 8,10 m2 balkona; same uporabne površine pa je 45,7 m2. V pritličju je z južne strani vhod v klet, ki ima v prvem delu dnevno svetlobo, en del pa je grajen v hrib. Vhod v hišo je s severne strani, ki je zaradi hriba ravno tako v višini parcele.

Prostori so naslednji: veža, desno je kopalnica, naravnost pa dnevni prostor, ki ima na levi kuhinjsko nišo. Iz tega prostora je izhod na večji balkon, s katerega se ponuja lep razgled na okoliške gričke. V zelo nizki mansardi je še spalnica, dostopna po lestvi in nima pohodne višine (je zelo nizka).

Vikend se ogreva na kaminsko peč na drva. Centralnega ogrevanja nima.

Ker je hiška bila grajena na zelo širokih temeljih, jo je mogoče dograditi, npr. dodati zimski vrt, ali pa dvigniti. Stavbnega zemljišča je še dovolj na razpolago. Leta 2012 je bila obnovljena streha, sicer pa ni bilo večje prenove.

Zemljišče je ograjeno, na njem pa so sadna drevesa: jablane, hruške, češnje; grmovnice, vrt. Parcela je velika 2803 m2, od česar je 2582 m2 kmetijskega zemljišča (obstaja možnost spremembe v stavbnega) in 221 m2 stavbnega zemljišča.

Zaradi velike parcele je mogoča samooskrba, saj se na več kot 2500 m2 lahko pridela veliko sadja, zelenjave in zelišč. Ker je parcela lepe pravokotne oblike, jo je mogoče lepo razdeliti na dve polovici in spodnji del prodati.

Dovoz do parcele je urejen, ker pelje mimo asfaltirana cesta; tudi prostor za parkiranje je na parceli. Ta vikendov spada med tiste redke vikende, do katerih je dostop enostaven in neproblematičen, ker ni niti ovinkov niti strmin.

Priključki: objekt je priključen na električno omrežje. Ima lastni vodovod; mogoč je priklop na vodovodno omrežje. Ima tudi greznico. Priklopa na KATV in internet ni, kar se lahko rešuje z mobilnim internetom.
