Maribor, Koroška vrata, stavbno zemljišče urejeno z veljavnim OPPN za stanovanjsko in večstanovanjsko gradnjo, na obrežju reke Drave.
Zanimiva mestna četrt Maribora imenovana Koroška vrata je urbani predel na levem bregu Drave ter je pretežno stanovanjska četrt s kompleksi izobraževalnih centrov (s sedmimi fakultetami, štirimi srednjimi šolami ter študentskimi domovi….).

Območje je opredeljeno kot stavbno zemljišče v ureditvenem območju naselja, površine so pretežno namenjene bivanju in spremljajočim dejavnostim za oskrbo lokalnega prebivalstva.
(3) Vrste dopustnih objektov – (med drugim)
Stanovanjske stavbe:
− enostanovanjske
− dvostanovanjske stavbe,
− večstanovanjske stavbe.
Nestanovanjske stavbe in drugi gradbeno inženirski objekti:
− garaže in pokrita parkirišča, kolesarnice,
− objekti prometne infrastrukture,
− cevovodi, komunikacijska omrežja, elektroenergetski vodi.
Enostavni objekti:
− majhna stavba (nadstrešnica, zimski vrt, lopa, uta, senčnica,letna kuhinja, vetrolov…),
− pomožni objekti v javni rabi
− ograja do višine 1,6 m
− podporni zid,
− priključek na objekte GJI in daljinskega ogrevanja.
Celotno območje ki zajema predmetno zemljišče je razdeljeno na dve osnovni območji, ki se vsebinsko dopolnjujeta:
(Območje 1 je locirano na zahodnem delu in je namenjeno gradnji vrstnih stanovanjskih
stavb.
Južni del je namenjen vrstnim enostanovanjskim stavbam in sestoji iz dveh nizov;
- streha objekta je ravna ali dvokapna – v primeru dvokapnice mora biti sleme vzporedno s
plastnicami, ravna streha se lahko izvede kot zelena streha ali pohodna,
- maksimalna etažnost objekta: P+1 ob višini etaže max.3,5m,
- maksimalna velikost levega niza je 12x48 m in desnega niza 12x32 m s toleranco + 1,0
m (objekti so lahko tudi manjših tlorisnih dimenzij),
- fasada objekta je toplotno izolativna,
- parkiranje je pred objekti (možnost nadstrešnice), za obiskovalce pa na skupnem
parkirišču ob dovozni cesti,
- oblikovanje vseh stavb mora biti enotno (oblika strehe, obdelava fasad, nadstrešnice).
Severni del je namenjen vrstnim dvostanovanjskim hišam, ki so glede na konfiguracijo
terena oblikovane kot kaskadne hiše:
- streha objekta je ravna ali v naklonu in se lahko izvede kot zelena streha ali pohodna

Območje 2 je locirano na vzhodnem delu in je namenjeno gradnji dveh večstanovanjskih
vila blokov:

− višine je dovoljeno za namestitev klimatskih naprav in podobnih naprav,

Obstoječi veljavni OPPN je možno, seveda skladno s pogoji OPN Občine Maribor, dopolniti ali spremeniti, oziroma uskladiti z potrebami in idejnimi zasnovami bodočega investitorja ( npr. večstanovanjska gradnja, gradnja oskrbovanih stanovanja, gradnja domov za ostarele in ostali podobni aktualni investicijski projekti).

The interesting urban quarter of Maribor called Koroška vrata (Koroška Gate) is an urban area on the left bank of the Drava and is predominantly a residential quarter with complexes of educational centres (with seven faculties, four secondary schools and student hostels....).
There are also several walking and recreational paths (along the Drava, along Vinarska Street to Račje dvůr and along Chestnut Avenue, Kamnik Avenue, Vrbanska Plateau, across Lent to the city centre). The existing valid OPPN can be supplemented or changed, of course in accordance with the conditions of the OPN of the Municipality of Maribor, or adapted to the needs and conceptual designs of the future investor (e.g. multi-family housing, construction of assisted living apartments, construction of retirement homes and other similar current investment projects).
