Stavbno zemljišče se nahaja na ulici Mala vas za Bežigradom v Ljubljani, v nizu naselja enostanovanjskih hiš.

Nepremičnina obsega dve parceli, ki v naravi predstavljata dovozno pot z obračališčem in nezazidano stavbno zemljišče. Parcela ID znak 1735 372/20 v izmeri 503 m2 pa predstavlja cesto in obračališče, z vpisano služnostjo vožnje v korist lastnikov sosednjih zemljišč. Obračališče lahko predstavlja funkcionalno zemljišče stavbe, vendar mora biti dostopno za potrebe služnosti.

Nepremičnina se prodaja po načelu »videno-kupljeno.

Prodajna cena je brez pripadajočih davkov. Pri nezazidanem stavbnem zemljišču, ki predstavlja 76 % vrednosti, bo prodaja obdavčena z 22 % DDV, pri zazidanem stavbnem zemljišču, ki predstavlja 24 % vrednosti zemljišč, pa se bo obračunal ali 2 % Davek na promet nepremičnin (DPN) ali 22 % DDV z upoštevanjem mehanizma obrnjene davčne obveznosti v skladu s 76. a členom ZDDV-1.

Prodajalec bo končno ponujeno neto ceno nepremičnin ki so obdavčene z DPN, sam pa jih je pridobil v sistemu DDV, povišal za popravek odbitka vstopnega DDV, ki bo nastala ob realizaciji prodaje izven sistema DDV tistim kupcem, ki nimajo pravice do odbitka celotnega vstopnega DDV v skladu s 45. členom ZDDV-1.

The building plot is located on Mala vas street behind Bežigrad in Ljubljana, in a row of single-apartment houses. In nature, it represents a completely undeveloped building plot that climbs towards Dunajska cesta, while the asphalted part is an access road to the plot and five houses along the way, as well as a turning point.

In accordance with the municipal spatial plans, most of the land is located in the area of SSse - general one and two-dwelling areas, while a smaller part is in the area of central activities.

The property is sold on a "seen-bought" basis.

The sales price is exclusive of applicable taxes. In the case of undeveloped building land, which represents 76% of the value, the sale will be taxed at 22% VAT, and in the case of built-up building land, which represents 24% of the land value, either 2% Property Transfer Tax (DPN) or 22% VAT with by taking into account the reverse tax liability mechanism in accordance with Article 76 a ZDDV-1.
